Community fees are $399.00 per month. Community fees are subject to change at any time.

Use of the land, trash collection and weekly recycling, snow clearance of streets, recreational area maintenance and privileges are all included in the community fee. To join the pool and fitness facility, there is an extra fee.

The land lease cost guarantee, which you will sign at your settlement, guarantees you that an annual increase in the land lease portion of the community fee will not be more than the actual percentage increase as per the consumer price index (CPI) not less than 3%. This guarantee ensures the continued affordability of The Gables.

During the first year of the lease, the anticipated amount of tax shall be estimated by the landlord based on real estate tares for similar type homes at The Gables. County, township and school tax currently range between approximately $7,000 and $7,500 (subject to change).

As an improved income-producing property, The Gables is already providing the highest and best use of the land to Herbert Redl. This would be true for any future owner. The Gables is specifically zoned only for manufactured homes. The land lease cost guarantee passes on to any successors or assignees of The Gables, thereby ensuring the continued use of this land as a manufactured home community.

Your new home will be assessed based on the year of purchase and your home’s square footage.

There are no restrictions on eligibility. The Gables does not discriminate on the basis of race, color, religion, gender, gender expression, age, national origin, disability, marital status, sexual orientation, or military status.

A limit of two pets (dogs and cats only) are permitted to reside in your home. Reasonable pet rules are strictly enforced. If the weight of your pet exceeds 24 lbs., it will only be permitted with permission from Management.
